SOLAR ARRAY HOUSING COMPLEXES

Overview

Developing Renewable Energy (RE) sources in Vietnam is more urgent than ever to meet the present & future demands for power, and ensure sustainable growth. Solar PV Farms are the cheapest form of renewable energy generation. However each solar farm takes up numerous hectares of valuable land, at a time when the Vietnamese community is looking for more farming and residential areas.

Prime Minister Nguyễn Xuân Phúc encouraged investments in affordable homes at a conference in Hà Nội April 2017, as 70% of market demand will be for low cost housing in 2017-18. Also Vietnam has one of the highest urbanization rates in Southeast Asia.

Vietnam’s demand for energy, including that from solar PV is much greater than that which is going to be produced from present planned projects. Hence the market outlook is extremely strong for energy producers. Prime Ministers Decree,  No: 11/2017/QD-TTG, was legislated into law on June 2017 to encourage more investment into solar energy projects.

Vietnam’s traditional narrow fronted, high density terraced, or row style housing, where residents share side and back walls offers a perfect foundation and platform for Solar PV projects.

Project Description

The WCCC will initially build a single block of 36 low income rental homes with a roof top 250KW solar array. This initial Solar Housing Block will be utilized as the Display Village in Vietnam.

Provincial and City Government leaders will be invited to the Display Village to see first hand how solar arrays can be integrated into low cost rental housing, to assist overcome both their community’s urgent need for low income family housing and greater access to power.

Solar Housing Blocks for low income families can be constructed in any configuration. For example,

A single stand alone housing block, on 1,400m2 of land, comprising 36 rental homes, a 250kw solar array and energy storage. Energy will be produced for both the housing units and sale to the grid.

A small group of  8 Solar Housing Blocks comprising 288 home units, on 2 hectares of land. Each block will be networked to all others via a DC micro-grid, capable of switching between the grid and the distributed energy storage units of each block; ensuring each block and unit has 100% access to energy anywhere within the micro-grid.

An entire community comprising 104 housing blocks producing a combined 25mw of solar generation for 3,700 rental homes and sale to the grid. Each block will be networked to all others via a DC micro-grid, capable of switching between the grid and the distributed energy storage units of each block; ensuring each block and unit has 100% access to energy anywhere within the micro-grid.

Solar Housing Units

Each Solar Housing Block will comprise,

  • A block of 36, single storey homes of varying sizes and floor plans, constructed from bricks & concrete.

  • A single 1,344m2 flat concrete roof, covering all 36 homes. Concrete roofs will act as a strong, clean, zero cost foundation (cost covered in housing construction) for solar arrays, eliminating the need for costly solar foundations.

  • A 250KW Solar Generator capable of generating 650,000 kwh of clean renewable energy per year for sale to residents and the grid, mounted as a flat array, on the concrete slab roof, hidden from ground level, & easy to maintain and keep clean.

Comercial Advantages of Solar Housing Blocks & Villages

The SVV ‘Solar Housing Block’ strategy has a number of quite distinct commercial advantages over more traditional solar farms. Including,

  • · 100% tenure over land for 50 years.

  • · Ability to freely select construction sites, based on financial viability of the location.

  • · 50 year project life instead of 20.

  • · Simple grid connections.

  • · Compete freely in a deregulated electricity market.

  • · Much less impacted by any changes to electricity market regulations, EVN policies, or dubious PPA’s.

  • · Dual source of income.

  • · High value asset at end of project.

  • · Zero cost for quality concrete foundations for solar arrays.
